Site & Regulatory Review
Your site conditions and local requirements are assessed. Responsibilities for permits and site work are defined for your specific project at this stage.

ADU Size & Configuration
Select your ADU size, then your Architectural Collection, Interior Experience, and future-ready Smart Living pathways, with guidance from the ACSIOM Designs team.

Proposal & Deposit
You receive a written proposal for your configuration and site. Published model pricing is planning guidance; the proposal and contract define the final inclusions, exclusions, payment terms and project price. If you decide to proceed, a deposit secures your project — with the refund and cancellation policy provided in writing first.

Design & Permitting
Project design is finalized and the permitting process moves forward according to the responsibilities defined during your site review.
Your part:Review and approve final design documents.

Production & Construction
Site work, construction and installation are carried out by the responsible licensed parties defined in your proposal and contract, following the ACSIOM design and system specifications.

Completion & Handover
Your home is completed, inspected, and handed over as defined in your contract.

What does ACSIOM Designs provide, and who performs construction?
ACSIOM Designs provides design and product configuration and coordinates engineering. Permitting responsibility, site work, construction, installation and final handover are assigned for each project to the responsible licensed parties defined in the project proposal and contract.

- The architectural design of each ACSIOM model and its Architectural Collections, Interior Experiences and future-ready Smart Living pathways.
- Product configurationACSIOM Designs
- Working with you to select the ADU size, Architectural Collection, Interior Experience and future-ready Smart Living pathways for your home.
- Engineering coordinationACSIOM Designs
- Coordinating the engineering required for the selected model and your site with the licensed engineers identified for the project.
- Permitting responsibilityDefined per project
- Who prepares and submits permit applications is set out in the project proposal and contract. Permit approval is decided by the local jurisdiction.
- Site workDefined per project
- Foundation, grading, drainage, utility trenching and connections are performed by the responsible licensed parties named in the proposal and contract.
- Builder responsibilityDefined per project
- The licensed builder responsible for construction is identified in the project proposal and contract before work begins.
- InstallationDefined per project
- Installation of the ACSIOM building components and systems is carried out by the assigned parties, following ACSIOM’s defined installation procedures.
- Final handoverDefined per project
- Final inspection, completion and handover follow the terms defined in your contract.
Budget
Budget and pricing
ACSIOM ADU 749-26 starts at $349,000 based on the standard model scope.
This is model/package pricing and is not the guaranteed total project cost.
Total project cost may also be affected by foundation and site preparation, utility connections and upgrades, grading and drainage, fire-protection requirements, HVAC, water heating, access constraints, local jurisdiction requirements and other site-specific work.
The applicable proposal and contract define the final inclusions, exclusions, payment terms and project price. Published pricing is planning guidance and not a formal quotation.

Where does ACSIOM Designs currently serve?
ACSIOM Designs is based in San Jose, in California’s Silicon Valley. We actively serve San Jose, Santa Clara, Sunnyvale and Fremont. San Diego, Los Angeles, Sacramento, Roseville, Irvine and Rancho Cucamonga are pilot / project-review markets, where projects are reviewed case by case.

Who handles permits and approvals?
ACSIOM Designs provides design and product configuration and coordinates engineering. Permitting responsibility, site work, construction, installation and final handover are assigned for each project to the responsible licensed parties, as defined in the project proposal and contract — so you know who handles what before any agreement is made.
Permit approval is decided by the local jurisdiction and cannot be guaranteed. Requirements vary significantly by city and county.
How long does it take to build an ACSIOM home?
Timelines depend on your site, local permitting requirements, and the model and configuration you choose. During your consultation and Site Assessment, we walk through the stages of your specific project — from permitting through construction, installation and handover — so you have a realistic picture before committing.
