Smart Living

Future-ready by design

ACSIOM Designs is bringing productized housing to market first. We are designing future-ready pathways into these homes: designated device locations, planned wiring routes, blank panels, and space for a central console. AIOS-CM is our operating-system vision for connecting those capabilities as devices and integrations are developed and validated. The first customer offering will be defined by its documented construction specification; connected features will be introduced as they become ready.

  • Smart Climate

    Future-Compatible

Device locations and wiring pathways are being designed so connected climate control can be added once devices and integrations are validated.

  • Auto Scheduling

    Future-Compatible

Space for a central console is being planned so scheduled routines can be introduced as connected features become ready.

  • Voice Control

    Future-Compatible

Designated device locations leave room for voice control to be considered once compatible devices are validated.

  • Guest Access

    Future-Compatible

Planned wiring routes are intended to allow managed guest access to be added once devices and integrations are validated.

  • Energy Saving

    Future-Compatible

Blank panels and planned wiring routes leave room for energy features to be introduced as devices and integrations are developed and validated.

  • Security Monitoring

    Future-Compatible

Designated device locations are being planned so security devices can be added once devices and integrations are validated.

Future-Compatible: not part of the current construction specification; connected features will be introduced as they become ready. Explore Smart Living

FAQ

Common questions

Where we serve, permits, timing, pricing, and rental use — the questions that come up while planning.

Where does ACSIOM Designs currently serve?

ACSIOM Designs is based in San Jose, in California’s Silicon Valley. We actively serve San Jose, Santa Clara, Sunnyvale and Fremont. San Diego, Los Angeles, Sacramento, Roseville, Irvine and Rancho Cucamonga are pilot / project-review markets, where projects are reviewed case by case.

For other California locations, join the waitlist and we’ll keep you updated as new markets open.

Who handles permits and approvals?

ACSIOM Designs provides design and product configuration and coordinates engineering. Permitting responsibility, site work, construction, installation and final handover are assigned for each project to the responsible licensed parties, as defined in the project proposal and contract — so you know who handles what before any agreement is made.

Permit approval is decided by the local jurisdiction and cannot be guaranteed. Requirements vary significantly by city and county.

How long does it take to build an ACSIOM home?

Timelines depend on your site, local permitting requirements, and the model and configuration you choose. During your consultation and Site Assessment, we walk through the stages of your specific project — from permitting through construction, installation and handover — so you have a realistic picture before committing.

How do pricing and deposits work?

ACSIOM ADU 749-26 starts at $349,000 based on the standard model scope. This is model/package pricing and is not the guaranteed total project cost. The applicable proposal and contract define the final inclusions, exclusions, payment terms and project price. Published pricing is planning guidance and not a formal quotation.

When a project moves forward, any deposit is handled through Stripe’s secure hosted checkout — ACSIOM Designs never stores your card details — and the applicable refund and cancellation policy is shared with you in writing before any payment.

Can I use an ACSIOM home as a rental or investment property?

Many homeowners consider ADUs and small homes for long-term rental or multigenerational living. Whether that works for your property depends on local zoning and regulations, which are looked at as part of the site and regulatory review step. Our team can discuss how different models fit rental and investment scenarios during your consultation.
